Garage issues after inspection

Hi all,

My partner and I are first time home buyers in the Midwest. We found a great 3b 1 bath house listed for 275k. During the showing, we saw issues with the garage such as wood rotting and foundational issues, which was also stated in the contract we signed. We decided to put an offer for 310k and for accepted.

The offer is contingent on inspection, and reiterated what we suspected, which was the garage has wood decay, paint peeling, and is cracking, settling, and crumbling. The inspector says it is not a health/safety issue but will need repairs by a qualified contractor. (Photos are attached).

I'm thinking of negotiating to 300k due to the garage and some minor things (i.e., old AC unit).

Is this reaching? Or do you think reducing 10k is ok and the seller can meet in the middle? I do not know how much it would cost to repair the garage but I would assume more than 10k.
